In England and Northern Ireland, SDLT must be paid within 14 days of completing (not exchanging) your property purchase. Your solicitor or conveyancer typically handles the submission and payment to HMRC as part of the completion process. If you miss the deadline you will face a penalty plus interest. SDLT applies to residential properties above £125,000 (from April 2025) and all commercial properties above £150,000.
From 1 April 2025, first-time buyers pay 0% on the first £300,000 of a property priced up to £500,000. On the portion from £300,001 to £500,000, the rate is 5%. If the property costs more than £500,000, no first-time buyer relief applies and standard rates are charged on the whole price. The temporary £425,000 nil-rate threshold from the 2022 mini-budget ended on 31 March 2025.
If you're buying an additional residential property (buy-to-let, second home, holiday home) while still owning another, you pay a 5% surcharge on top of all standard SDLT rates. This was increased from 3% to 5% in October 2024. The surcharge also applies to companies buying residential property. If you sell your previous main home within 3 years of buying the new one, you may be able to claim a refund of the surcharge.
